Accessible Wet Room Conversion for Local Authority Housing
Project Type : Local Authority
Project Location : Nottingham
Project Duration :
Key Feature : Local Authority
When a local authority asset requires an accessibility upgrade, the challenge isn’t just about changing fixtures – it’s about enhancing long-term independent living, upgrading ageing drainage infrastructure and delivering uncompromised tenant safety to complete an accessible wet room conversion.
Under the Local Authority Housing Adaptations Programme, we were tasked with a complete bathroom-to-wet-room conversion: transforming an outdated domestic space into a safe, modern and fully accessible environment.
The Challenge: Upgrading Ageing Infrastructure
The original bathroom featured a conventional layout with severely limited accessibility and ageing plumbing infrastructure. Delivering a true level-access shower required stripping the room back to its structural shell and overcoming complex, hidden sub-floor constraints.
Key Requirements:
-
Removing the conventional, restrictive layout to establish a step-free, level-access shower area.
-
Investigating, altering and modernising hidden, degraded cast iron waste and soil pipework.
-
Implementing complete waterproof tanking to safeguard the property’s long-term structural integrity.
-
Ensuring the entire space met strict council compliance standards for sustainable and adaptable housing.
The DCG Solution: Total Mechanical & Surface Adaptation
Our multi-disciplined team executed a comprehensive strip-out and structural re-engineering plan to guarantee safety, durability and a flawless finish.
-
Sub-Floor Drainage Overhaul: Upon stripping the room back to its structural shell, our team uncovered complex, outdated drainage infrastructure beneath the floorboards. We immediately adapted the existing cast iron soil stack, rerouted the hot and cold water services and altered the waste lines to accommodate a high-capacity modern drainage system.
-
Advanced Waterproof Tanking: To eliminate future maintenance liabilities for the housing provider, we installed a high-performance waterproof tanking system across the entire floor and walls prior to tiling.
-
Level-Access Accessibility: We eliminated traditional trip hazards entirely by engineering a seamless, step-free level shower zone, complete with advanced thermostatic shower controls and accessible grab fittings tailored to the tenant’s needs.
-
Durable, Clean Finishes: The wet room was finished with slip-resistant safety flooring throughout, easy-clean wall tiling accented by a decorative feature band and modern sanitary ware built to withstand heavy, long-term use.
The Results: Enhanced Independence & Modernised Assets
The completed wet room delivers a bright, practical and highly durable environment that drastically improves the resident’s day-to-day quality of life. By renewing the ageing plumbing infrastructure, we successfully extended the lifespan of the facility, drastically reducing future council maintenance call-outs while meeting strict local authority objectives for safe, adaptable and sustainable housing.
